Congratulations on your new home or investment property! Whether you’re popping champagne or simply relieved to have closed the deal, there are a few final steps to take before you can fully settle in.

Final Walk-Through Inspection

The final walk-through is your last chance to inspect the property before closing. By this time, all contingencies in the Purchase Agreement should be resolved, and the seller’s belongings should be removed. This walk-through typically occurs the day before or the day of closing to ensure the property meets your expectations.

Closing the Deal

Once you’re satisfied with the inspection, it’s time to finalize the purchase. During the closing, you, the seller, and the closing agent will sign the settlement agreement, which outlines all financial transactions and certifies their accuracy. Here’s what happens next:

  • Sign Loan Documents: Complete the required paperwork to finalize your loan.
  • Deposit Funds: Pay the balance of your down payment and closing costs. You can bring a certified bank check or electronically wire the funds to the account.
  • Record the Deed: Once all documents are signed and funds are transferred, the deed is officially recorded at the County Recorder’s Office, and you take ownership of your property.
