Our Property Management Agreement is designed to align our interests with yours, ensuring that we only get paid when you get paid. Here's how it works:
Performance-Based Fees:
Our unique "No Rent, No Fee" policy means that you don’t pay us management fees during vacancy periods or evictions. This guarantees that our team is motivated to fill your property with high-quality tenants quickly and efficiently.
Transparent Fee Structure:
Our management fees are a percentage of the rent collected, and all additional charges, such as tenant placement or repair coordination, are clearly outlined upfront. There are no hidden fees, and you’ll always know what you’re paying for.
Hands-On Management:
We handle every aspect of your property management, including marketing, tenant screening, rent collection, and maintenance. This allows you to focus on your investments while we take care of the day-to-day operations.
Owner-First Approach:
Our agreement includes regular financial reporting, inspections, and a dedicated online portal for full transparency. You’ll have real-time access to property updates, ensuring you remain informed and in control.

And we also use Social Media (Meta) to showcase your properties, wide network exposure, and on-demand showings. -
How do you handle tenant issues or disputes?
We take a proactive and professional approach to tenant relations. Our team handles all tenant communications, including addressing late payments, resolving complaints, and managing lease violations. We prioritize open communication and aim to resolve disputes amicably to maintain positive tenant relationships while safeguarding your property and investment. Our goal is to find balanced solutions that uphold lease terms and ensure compliance with all legal requirements. -
What is your process for evictions?
At Martin Property Management we are proud to say that in over 20 years of business we have only had 1 eviction! But in the case this should proceed we ensure full legal compliance during evictions and provide eviction protection guarantees, covering up to $2,000 in rental losses if it applicable. -

Ideal for owners who want help with finding and screening tenants. This package includes marketing, tenant screening, and lease signing, after which we hand over management to you.
Standard Full-Service Management:
This comprehensive option covers everything from tenant placement and rent collection to property maintenance and communication. It’s perfect for owners who want a hands-off experience with full management of their property.
Premium Full-Service Management:
This tier includes all the features of our standard service plus enhanced benefits like eviction protection, maintenance guarantees, and additional financial and legal compliance support. It’s designed for owners looking for the highest level of service and peace of mind.

Are there any hidden fees?
No. We prioritize transparency and provide a clear breakdown of all fees upfront. This includes tenant placement fees and services like the Resident Benefits Package. -
How do you handle maintenance and repairs?
We manage repairs through vetted vendors who guarantee their workmanship. Owners are notified for approvals on repairs exceeding the $500 pre-set limit. -
Do you conduct regular property inspections?
Yes, we conduct regular property inspections to ensure your property remains in excellent condition. Our approach includes sending our agents for professional on-site inspections on a quarterly basis. Additionally, tenants are required to complete a self-inspection every 90 days, ensuring continuous oversight and prompt identification of any issues. Detailed reports are provided to keep you informed and confident about the state of your property.
